With 50 commercial property-associated developments worth around $300
million on the go in the CBD, Hamilton is saying "this city is open for

She
told a Cranes over The CBD presentation by some of the city's major
commercial property developers in Hamilton yesterday that council staff
had been "flat out" processing land use consents in recent months.
Of 116 consents, 38 had been for commercial property developments, she said.

than 220 sector players turned out at SkyCity Hamilton for the
presentation, organised by the Hamilton Central Business Association.
Lyall
Green of Design Management Consultants, developer of Project Grantham,
said the six-level riverside building rising on Grantham St would be
ready for occupation in December, just 17 months from start.Our

State owned enterprise Mighty River Power is the anchor tenant.
Green
said space, including a retail option, was still available on the
ground and first floors. The building will have a restaurant and
function room.
Part of Project Grantham had been relocating the
109 year old heritage-rated building The Hamilton Club, beside the main
building.
Green said his company "ran into a brick wall" in
trying to discuss its ideas and concepts for the old building with the
Historic Places Trust.
"They have their own passionate ideas
which from a rationalist's point of view are completely irrational - and
I told them so," he said.
"It is a concern there are a number
of buildings with historic place designation (in this area) if this city
really is going to pay homage to the river. There are a number of
buildings that will have to deal with the Historic Places Trust."
Green
said the next obstacle to progress were archaeologists, who had a
budget of $300,000, and "held up the project for months" just to find a
"few broken plates and a horse bone". The Hamilton Club building will
offer 440 square metres of space over two floors.
The main building is "green star" rateable to the equivalent of a four-star rating.
Sustainability
features include the use of recycled rainwater and the most efficient
air-conditioning system on the market, Green said.
McConnell
Group, developer of the distinctive triangular Citygate building rising
on the Anglesea and Ward St corner site that has been vacant for 17
years, said its development would be the first in the CBD to be
accredited with a "green star" four-star rating. The A-grade building
with a 73 per cent interior daylight ratio, would be finished in
mid-July, said spokeswoman Kate Watts. The six-storey building featured
four office levels of 1000sqm each, largely column-free, and ground
floor retail offering five to six tenancies, she said. It would
accommodate up to 400 people. At basement level would have parking for
42 cars. A highlight of the development was its 735sqm public plaza.
Blair
Wolfgram, managing director of Property Consulting Group, lead
developer for the Les Mills project, said it would have a 2800sqm
exercise area and a 440sqm group fitness studio, 150sqm bigger than the
current facility one block south. The new facility is expected to have
up to 5000-member visits a week, he said.
Club Cardio director
Susie Vincent said plans included two 25m "fast" swimming pools and a
flow pool, learn-to-swim classes and parking for 110 cars. A name change
was on the cards, with Fast Lane a contender, she told the Waikato
Times.
For the $40m Centre Place redevelopment, Ivan Bartley of
owner Kiwi Income Property Trust said the shopping precinct formerly
known as Downtown had closed on January 31 for conversion into a
dedicated fashion mall, with new tenants and new shop fronts.
A
$7m digital upgrade and refurbishment of the Centre Place cinema complex
for Hoyts would open in October, Bartley said. Centre Place comprised
12 properties which KIPT starting buying in 1994. When the 2011
redevelopment of Centre Place as a focus of "fashion, food and
entertainment" with new anchor tenant Farmers was complete, it would
have more than 110 specialty stores, he said.
Oyster Property
Group has launched its first proportionate ownership scheme for 2013 by
offering investors the Orion Health building, known as Orion House, in
Grafton.
The multi-level office complex, with more than 4670sq m
of net lettable area on a 3003sq m freehold site in a popular fringe
CBD commercial area at 181 Grafton Rd, was sold by Orion Health to
Oyster Property Group for $21.5 million through Peter Herdson and Andrew
Reed of Colliers International.
Orion Health is leasing it back for a 15-year term with three rights of renewal of five years each.

in order to focus on its core business, while retaining the site on a
long-term lease.
"Orion Health purchased the Grafton Rd building
with the goal of creating an ideal workspace featuring elegant design
and maximum functionality for our employees," says McCrae. "We also

agreement was established for the property to enable expansion over

Herdson says the property offers an ideal
income-generating investment and the strong sales result reflects the

the inclusion of periodic reviews and a long lease to a large
multinational tenant," he says.
The facility was constructed as
two separate buildings in the 1970s. They joined in the 1980s. It
includes basement carparking for 87 vehicles.
Orion Health has undertaken a full-scale rebuild and refurbishment of 181 Grafton Rd since purchasing it in mid-2011.
The
building is now rated at 100 per cent of new building standard and
provides an attractive open-plan workspace, says Herdson. "The
significant rebuilding and upgrade works included seismic strengthening,
new aluminium glazed partitioning in the office areas, new carpet in
the office areas, polished concrete flooring in the staff kitchen,
interior and exterior repainting, bathroom refurbishment and
installation of showers, and an upgrade of the building management
system."

An Overlooked Industrial Stock For Growth And Income
In the latest wave of yearly predictions, most analysts are touting
industrial stocks for 2013. One reason is because this group has
under-performed in the bull market of the past few years, and values are
relatively attractive. Another is that industrial companies generally
reflect the cyclical nature of the overall economy, which seems to be
improving. Most economists expect further US and global recovery in
2013, with double-dip recession fears fading in the rear view mirror.
Of course, now that industrials have entered the spotlight, the obvious plays have been bid up. It currently pays a very nice dividend yield of 2.6%. The dividend represents less than 30% of earnings, so coverage is reasonable, and there is room for distribution growth. So, with exceptional growth, value and income yield, why has WSCI not participated in the industrial rally?
Polaris is enjoying 12% sales growth and that trend is expected to continue through 2014. Obviously, the dependence on PII is a double-edge sword for WSI Industries. If PII were to reduce orders, WSCI would be in trouble. However, the engineering, tooling and volume requirements that WSCI provides in this relationship make it difficult for competitors to step in, or for PII to invest the capital to produce these precision components in its own facilities. Even if PII made that change, it would take some time for a WSCI competitor to be able to meet the growth needs of PII. Smaller competitors are not capable of investing in the appropriate technology, plant capacity and automation systems to be competitive and meet customer expectations for superb quality.
To deal with the growth expectations of its core customers, WSCI is currently building an additional facility to double capacity, and that should be on-line in July 2013. Management has stated that one-third of the new plant will be occupied with existing orders upon completion.

Filipino Artist Ronald Ventura Is Making Connections Across Cultures
Like many emerging artists, early in his career Ronald Ventura tended
to sell everything he produced. Now that his reputation is firmly
established and he is dreaming of one day setting up a contemporary art
museum in Manila, the 39-year-old auction star has found himself in the
unenviable position of going back to collectors to buy back key pieces.
Ventura has seen the auction prices for his recent work soar in the past few years. The 2011 “Grayground” — a large-scale graphite, oil, and acrylic painting of horses in the midst of battle — was sold that same year to a phone bidder at Sotheby’s Hong Kong for $1.1 million, the highest auction price recorded for a contemporary southeast Asian painting at the time. Yet the Filipino artist says he was stunned to find out how much some of his older works had appreciated. “A couple of years ago, I was looking for a good drawing that I had done. Most of my drawings are usually covered in paint, but I was looking for a drawing that wasn’t. Ventura loves nothing more than to subvert familiar cartoon figures, such as Mickey Mouse or a dwarf from Snow White, giving them a “new reality” with the help of a skull or a gas mask. The artist has risen to prominence on the Asian contemporary art scene with complex, layered works that juxtapose unexpected images, often rather dark — internal organs with flowers and butterflies, or a clown and a gas mask — always rendered with exquisite draughtsmanship. He is known for mixing different styles, such as hyperrealism and Surrealism, cartoons and graffiti.
By day, Ms. Kopka is a freelance editor/writer/illustrator, and at night, she works in her Perrysburg home making painstaking pencil-on-tissue paper drawings before transferring them onto thick paper and enlivening them with color. In December, 10 of her pieces were featured at the Columbus headquarters of the Ohio Department of Natural Resources. This summer, she'll lead all-level classes at Owens Community College.

In David Herzig's living room, water lilies and peachy-gold bearded iris adorn the walls, singing with dramatic colors and larger-than-life size. "It's more about getting you engulfed in a scene," says Mr. Herzig, who paints at his kitchen table, overlooking a small ravine in Monclova Township.
One of his most popular subjects is a four-part sequential unfolding of the majestic amaryllis, a huge bulb with a fast-growing stalk. "I like to say it's like painting a moving target," says Mr. Herzig. He tries to stagger the blooming of 35 amaryllis bulbs for winter painting. His paintings offer more dimension than meets the eye. "I'm trying to depict these things in the round, in a sculptural way."
He studied sculpture and painting at Siena Heights University, but after graduation, gravitated to the watercolors he'd done at Start High School. He owned the Ottawa Gallery in Sylvania from 1988 to 1996, leaving it to paint full time. He did landscapes, and as a homeowner tending to flowers was captivated by plump peonies.
He renders orchids, oriental lilies, cyclamen, and "whatever I find in the garden, whatever I stumble across that catches my fancy. It has to strike me as being graceful and bold."

How credit card frauds take place
Recently,We've got a plastic card to
suit you. credit card frauds made front page headlines. In some cases, the
credit card of someone in India was used in the US, despite the fact that the
card was with the customer in India.
Though fraudulent transactions are reported on lost or stolen cards, the factor contributing the most to fraudulent transactions is duplication---copying the data on the magnetic strip in a card, when it is used for a valid transaction.
So, does this mean you should stop using your card? No. Come July, cards with an embedded chip and a compulsory pin (like that used for ATM transactions) will be made mandatory in India.Application can be conducted with the local designated IC card producers. This would make your credit card transactions more secure.
Till then, here are a few things to keep in mind. If you do not use your credit card much, reduce its credit limit. Most banks have this facility. The original limit can be restored whenever you need it. If you need a higher credit limit, split the amount by taking multiple cards from the same bank. If the bank doesn’t allow this, take a card from another bank as a back-up and reduce the limit on the card you use frequently. Memorise and scratch out the three-digit CVV (card verification value) code on the back of the card. Note down the bank’s call centre number, as well as your card number, and carry this with you. This way, you can block a card whenever the need arises.

To prevent online fraud, never go to your bank or credit card account online by clicking on links from an e-mail.Wear a whimsical Disney ear cap straight from the Disney Theme Parks! Save the link to your online account in Mozilla ‘bookmarks’ or Internet Explorer ‘favorites’ if you use these browsers for online operations. Whenever you log on to net banking accounts, use the virtual keypad. While using the card at a merchant outlet, use the message facility available on the verification programme. Kirin Nadar is Bringing Contemporary Indian Art Home in a Big Way
In April 2012 more than a few visitors to the DLF Place mall in
Saket, New Delhi, believed they had come upon an unconventional retail
display of stainless steel pots and pans in the form of a soaring

A comparable commitment to home and heritage motivates Nadar, and a key mission of KNMA is to bring significant art by Indian modernists back to India so the full range of the country’s art history can be viewed and appreciated. In 2010, for example, she paid a record breaking $3.5 million at Christie’s London for Saurashtra, a 1983 painting by Syed Haider Raza. The artist was a central figure in the Bombay-based Progressive Artists Group, which was established in 1947 and included Maqbool Fida Husain, Tyeb Mehta, Akbar Padamsee, and Francis Newton Souza. Discouraged by the lack of a thriving art scene and the dearth of indigenous collectors, Raza, like many of his contemporaries, moved abroad. He lived in Paris for six decades before returning to New Delhi in 2011. Saurashtra came from the French collector who had bought the work directly from Raza. A large, square canvas featuring geometrically arranged blocks of reds and oranges and the bindu motif, symbolizing spiritual consciousness, Saurashtra was Nadar’s most famous acquisition prior to Line of Control and was displayed prominently on one of the four red walls that framed a section of KNMA’s 2012 show “Crossings: Time Unfolded II.” That show also included Souza’s electrifying The Red Road, a 1962 landscape whose palette and coarse texture are influenced by laterite, the rust-red soil of his birthplace, Goa, a coastal state south of Mumbai.
Nadar’s pursuit of art isn’t limited to acquiring high-priced, high-profile works abroad, though several Indian art critics have grumbled, especially after she paid ￡993,250 ($1.5 million) at Sotheby’s London in 2010 for Bharti Kher’s The Skin Speaks a Language Not Its Own, 2006, a life-size fiberglass elephant with Kher’s trademark bindis affixed across its surface. Her collecting is part of a larger philanthropic vision she shares with her husband, Shiv Nadar, who founded a technology start-up in 1976 that has grown into the global behemoth HCL Enterprises. She began to acquire art in the late 1980s with the simple aim of decorating her walls. “I started collecting for our home, which we were building at the time. There was no thought of a museum,” she explains. “I commissioned art from Husain and bought works by Manjit Bawa and Rameshwar Broota; all three pieces are still in the house.”
Nadar’s acquisitions budget — and her vision — grew with her husband’s success. The two met when Nadar was working for an advertising agency, and they soon became bridge partners. (She continues to play competitive bridge and has represented India in international tournaments.) HCL was flourishing, and Nadar, not content with being the idle wife of an entrepreneur, became instrumental in the company’s philanthropic and educational initiatives, which include the Shiv Nadar Foundation, established in 1996, and Shiv Nadar University, which had its first graduating class in 2011. She was on Forbes Asia magazine’s “48 Heroes of Philanthropy” list in 2010; her husband followed one year later.

Vija Celmins painting not shown for 50 years
An early still life by Vija Celmins that has been hanging in its
owners' kitchen for almost 50 years will go up for auction in May at
Los Angeles Modern Auctions.
Celmins once described this body of work to painter Chuck Close as a break with the emotional maelstrom of Abstract Expressionism that influenced her early on: “I decided to go back to looking at something outside of myself. I was going back to what I thought was this basic, stupid painting…. I don’t embellish anymore, I don’t compose, and I don’t jazz up the color.”
The couple who own the knife-and-dish image, who decline to be identified, say they bought the painting in 1964 for less than $100 from the artist. The auction house, which is increasingly known for contemporary art offerings as well as design and furniture, will offer the work in May with an estimate of $300,000 to $500,000.
Los Angeles Modern Auctions founder Peter Loughrey said another dealer tipped him off to the Celmins one day in early January. He made an appointment to see the owners the same day. “I had the painting in my hand with a signed [consignment] agreement an hour and a half later,” he said.

The decision also produced some grumbling among GE’s ranks, as some executives groused privately about the political fallout.
Today, Mr. Immelt sent a note to all the members of the council thanking them for their work. “After two years of work, I think we have helped build a broader understanding of what is needed to strengthen our economy,” Mr. Immelt wrote according to a copy of the email reviewed by The Wall Street Journal. “We leave behind a strong record of action and accomplishment.’
He noted that 90% of the council’s recommendations including fast-tracking key infrastructure projects and selling more leases for both oil and gas production were implemented. GE doubled the number of engineering interns it hires to 3,600 as part of its work on the Jobs Council, a spokesman said.

Each of the 10 teachers is exhibiting between one and three pieces, ranging from paintings to sculpture and glassware to photography.
Garfinkel is showing his "Silo City," a mixed-media work in pastel colors that juxtaposes elements of urban and rural architecture.
"It's pretty much my take on Lancaster County, and since I teach in the city, it's the art of the city mixed with silos in the background," Garfinkel says.
"I love my students, and their energy is catching, and I love seeing what they create. They inspire me every day," he adds.
The exhibit represents the first non-school show for recent Messiah College graduate Diane Nicole Carroll, a new art teacher at Edward Hand Middle School.
Carroll, who works in wood and steel,Solar Sister is a network of women who sell solar lamp to communities that don't have access to electricity. is exhibiting "Answered Prayers," a steel base that holds a black-walnut bowl filled with wooden cubes.

Each of the 10 teachers is exhibiting between one and three pieces, ranging from paintings to sculpture and glassware to photography.
Garfinkel is showing his "Silo City," a mixed-media work in pastel colors that juxtaposes elements of urban and rural architecture.
"It's pretty much my take on Lancaster County, and since I teach in the city, it's the art of the city mixed with silos in the background," Garfinkel says.
"I love my students, and their energy is catching, and I love seeing what they create. They inspire me every day," he adds.
The exhibit represents the first non-school show for recent Messiah College graduate Diane Nicole Carroll, a new art teacher at Edward Hand Middle School.
Carroll, who works in wood and steel,Solar Sister is a network of women who sell solar lamp to communities that don't have access to electricity. is exhibiting "Answered Prayers," a steel base that holds a black-walnut bowl filled with wooden cubes.

Council blacklists barber for warning people
A HAIRDRESSER has had a close shave with authorities after trying to
warn illegally parked motorists of approaching traffic wardens.
Andy Blackwell uses his loud-hailer and a wailing siren sound to warn people when a traffic warden is going to give them a ticket outside his shop.
"When I told them what had gone on they gave me plenty of advice and said be careful because the council take a dim view of this."
Three days later Mr Blackwell said he received a letter from Cornwall Council saying he had been placed on the council cautionary contacts list and his name would be passed to other agencies as well.
Mr Blackwell , who runs Blackie's in Liskeard, added: "I thought it was extreme especially the first part saying I'd verbally abused causing extreme distress to some of their employees."
Cornwall County Council said the cautionary contacts list was an internal system designed to protect council staff from potentially harmful situations including physical assault and verbal abuse.
They added many local authorities have similar schemes and the information is only used within the council and is only available to employees who may be exposed to such risks.
Mr Blackwell has now hung up his megaphone and has started a petition for free parking in the town.

We should organise community clean-up campaigns
While it's still unclear what kind of "model" Al Jazeera America
wants to pursue, it should be pretty obvious at this point what to
avoid. Under the leadership of Al Gore, Current became a kind of
lackluster version of hyper partisan MSNBC, only with poorer production
values. Even liberal readers of the London Guardian conceded that
Current had failed to connect, with one remarking "I found it to be
painfully dull and weird. I felt at times like I was the only person
watching this station. It was a bit like watching a college TV news show
on public access television."
The odyssey of Current TV highlights some of the perils and pitfalls of cable news programming. Hoping to overcome mediocre ratings, Al Gore hired Keith Olbermann back in 2011. A pundit with "star power," Olbermann employed the same familiar packaging which had made him a household name on MSNBC. Stylistically, Olbermann combined a mix of jocularity, combativeness and ruthless sarcasm. Even with the new MSNBC pundit on board, however, Current continued to founder and its viewership remained puny.
During the Bush years, Olbermann's shoot from the hip style provided a much needed alternative voice to Fox News. However, the veteran pundit became slightly gimmicky over time and made little effort to innovate during his tenure at Current [a Jon Stewart impersonation on the The Daily Show successfully skewered Olbermann's hackneyed approach]. Far from undertaking a much needed overhaul at Current, Al Gore hired Democratic hacks Jennifer Granholm and Eliot Spitzer. In their new incarnation as media hosts, both sought to stylistically emulate MSNBC pundits. Ultimately, however, Gore's shakeup strategy proved futile and Current failed to gain any traction.
Though Olbermann later fell out with Current and left the network, the pundit's packaging style lives on at MSNBC. To a greater or lesser degree, many commentators on the network pursue Olbermann's penchant for sarcasm and combativeness. Take, for example, Rachel Maddow, an engaging host who also employs smugness toward the GOP and a kind of "wink,Custom laser marker systems for a wide variety of applications built by Control Micro Systems. wink" attitude towards her viewers, as if to say "aren't we superior to the right?" Unlike Fox, Maddow employs rigorous fact-checking and is much sharper than her conservative media counterparts. Take for instance Lawrence O'Donnell, a commentator espousing radical politics who nevertheless seems to stick to the fairly tame and liberal MSNBC script.original handmade custom bobbleheads Head dolls made to look like the photo you provide to us. Like Olbermann, O'Donnell has developed a political fixation on Rush Limbaugh and runs countless segments refuting the right wing talk show host.
Yet another grave shortcoming of cable news programming in the U.S. is the networks' tendency to focus on domestic news to the detriment of international coverage. In an effort to gain more visibility, the magazine has exported several of its columnists to MSNBC. Once ensconced at the network, The Nation crowd promptly conforms to the MSNBC template and tends to emphasize domestic issues while passing over international news.
With fewer and fewer cable options, the American public has been forced to turn elsewhere for international fare. To be sure, the U.S. viewing audience may tune into the decidedly middling CNN International. On the parent network, however, CNN has largely eschewed international coverage, let alone any kind of serious investigative journalism, in favor of inane political banter. Perhaps sensing the true mediocrity of its own programming, CNN seeks to distract the viewer with silly graphics and even holograms. Lacking a sense of direction, CNN has turned to new CEO Jeff Zucker in the hope of shifting the network's fortunes. A former NBC Executive, Zucker wants to transform CNN into a glorified entertainment vehicle modeled after the Today Show.
Surveying the lamentable state of cable news, it's easy to see what's wrong with the media milieu though it's far from clear what kind of new model al-Jazeera might want to pursue. Part of the problem lies in assessing the overall mood of the U.S. public and setting a bar for the viewing audience. Al Jazeera itself admits that the new network is going to be something of a work in progress. Speaking to NPR recently, Al Jazeera Executive Producer Bob Wheelock remarked "our challenge is going to be to come up with new programming that is more tailored to a domestic U.S. audience."

Hit by dismal earnings, Corporate India cautious about near term
With several large corporates turning in profits below the Street’s expectations, it’s been a dismal earnings season. Corporate India has so far reported a fall in profits in the three months to September, an event not seen in a long time. SAIL’s profits were down 55 per cent year-on-year, thanks to the mark-to-market impact of short-term currency loans, while Bharti Airtel’s bottom line plunged 38 per cent y-o-y due to a mix of factors including a one-time forex hit and higher-than estimated taxes. At Sterlite, profits were flat owing to the impact of MTM forex losses while a higher subsidy burden hurt GAIL’s bottom line.
Bajaj Auto and Hero Motocorp reported fairly good operating margins by pushing through volumes, thereby extracting operating leverage. However, volumes at commercial vehicles major Ashok Leyland were flat and operating margins fell 60 basis points y-o-y. At JSW Steel, disruption in supplies of iron ore and a forex loss caused a 71 per cent y-o-y profit drop. FMCG heavyweights Hindustan Unilever and ITC both I have never solved a Rubik's plastic card .reported strong numbers but it wasn’t enough to make up the poor performance from most of the pack.
For a clutch of 754 companies, net profits have come off 21 per cent y-o-y although top line has grown a reasonably good 23 per cent. What has dented profits is the continued rise in the prices of key commodities. The share of raw materials to sales has jumped 260 basis points y-o-y, driving down the operating profit margin by 200 bps.
The commentary from corporates was not particularly encouraging either, with most of them extremely cautious about the near term. News from the capital goods sector was particularly bad with heavyweight Larsen & Toubro pruning its guidance on order inflows to just 5 per cent for the current year from 15 per cent. JSW has cut production estimates for crude steel in the current year by 14 per cent and for steel deliveries by 13 per cent to 7.5 million tonnes and 7.8 million tonnes respectively. Slowing production will effectively translate into lower demand for CVs and as such, analysts expect volumes for CV makers to grow in low single digits in the second half of the year. According to analysts, demand for steel in the home market remains sluggish. Moreover, prices may not sustain since rates in the region have begun to correct following some moderation in iron ore.

Battersea in pet bedding appeal after laundry room fire
Animals and staff were safely evacuated after the fire in the home's clinic, which cares for sick dogs and cats.
The fire started shortly after 0800 BST on Saturday and caused smoke damage to the laundry room, meaning it cannot be used for washing.

The clinic normally handles 20 loads of washing a day. The home's main laundry room is working at full capacity and unable to take on the extra loads.
